We loved our stay and would recommend to others. We would of given this 5 Stars apart from how cold it was on arrival, throughout the house on arrival.I know we were offered to have the fire lit when we arrived however given the time of year the house should of been warmer on arrival. We had a young baby with us who could not of slept upstairs on the first night, both parents slept on the settee down stairs. The rest of us were able to wrap up to keep warm. It was fine by mid afternoon the following day when the heating had spread throughout the house. This did cause stress on our first day and night.That being said it would not prevent us from returning or recommending as we had a great stay.
Wonderful house in a beautiful location! So quiet and peaceful with lovely views. Really responsive and helpful owner. Would definitely recommend. Only slight niggle would be the games room could do with some heaters as was cold out there!
Another great holiday at Hafotty Gelynen. Our fifth visit and never disappoints. The property has all the facilities you need including games room and hot tub. Secluded rural location but ideal for Snowdonia, beaches and also local walks.

This is a huge lovely place with plenty of space. Really comfy beds, decent facilities and plenty of secure garden for dogs to keep safe. Unfortunately, the hottub wasnt ready on arrival when we asked for it and it took a long time and a lot of wood the next day as the watervwas freezing. By day 3 the water was not as clear and you could see a slight scum line around it as it doesnt appear to have a daily clean treatment applied so its the same water used all the time. The tv in the back room didnt work and we were advised the main shower was only running cold before we arrived. Neither really an issue as there were 2 other showers and plenty tvs. The day before we left we were asked could they come and check the shower but no point by then. The games room was great but perhaps all the dead flies and wasps could have been wiped off the sills, I did that myself. Had a nice chill time overall. The games room

Overall it's a lovely cottage although the finish is not as good as the online photos lead you to believe. Unfortunately there are a lot of issues with the facilities & maintenance sometimes there was hot water, sometimes there wasn't, even after switching the hot water controls to permanently on it wasn't possible to control the TV in the lounge properly, you could switch it on but you couldn't change the channel the barbecue is not in a state to be used there is only one small black bin for the entire property, no recycling bins on the actual property I've never experienced that before batteries missing from remotes bulbs missing from lights missing basics such as salt & pepper cheap fittings and more and preferably better quality crockery and cutlery is needed. There is also a leak in the roof of the smaller sitting room. All in all I would not book the cottage again.

Absolutely stunning location and property. The games room and hot tub make it an exceptional place. It is very spacious and has everything you could need. We would stay here again in a heart beat. The cows in the field next to the house were a favourite with the children, They are very entertaining to watch from the hot tub!

We had a good time here for a week with all the family. Myself, my two children & their partners, two grandchildren and two dogs. We hadnt done a holiday together before. Had lots of fun and as expected a few grumps too, mainly from the older kids! Hot tub a great success and games room much appreciated youve obviously thought about whats needed when in rains in Wales, as it did, though we had sunshine too. The kitchendiner is great for home cooked family meals and the lounge spacious. And the house is in a superb peaceful rural location with beautiful views. Wonderful countryside, much enjoyed and appreciated. The other guests on site were lovely people too. The dogs loved the whole week. Im still trying to figure out what my expectations should be luxurywise inclined not to worry as the farmhouse was comfortable and it was a happy holiday for everyone
Unfortunately, the experience did not meet the advertised standards of luxury, and I would like to bring several issues to your attention. Firstly, upon arrival, we discovered a mould problem in the downstairs bedroom, which appeared to be caused by damage to the roof we took photos. The presence of mould is not only a health hazard but also completely unacceptable in any rental property, let alone one marketed as a luxury accommodation. Additionally, the same bedroom had a broken latch on the door. Moreover, the property's description did not mention that it is part of a site with other properties. This lack of disclosure affected our expectations of privacy and exclusivity, which are typically associated with luxury accommodations. I have since noticed that other guests have written reviews stating that it is misleading not to mention this aspect. We also encountered a problem with the snooker table. One of the snooker cues did not have a tip, leaving us with only one functional cue. This diminished our enjoyment of the amenities that were a key factor in our decision to choose this property. Furthermore, the lack of a tumble drier for a property that accommodates 8 people was challenging. Only one large towel and a hand towel per person and no tumble drier in Wales where it rained most days meant that we either couldnt wash the towels or had to wait a couple of days for the towels to dry. The same issue for the hot tub towels. This lack appliance or provision of more towels added to our overall dissatisfaction with the stay. The area was lovely for visiting waterfalls and day trips, which we very much enjoyed.

Overall we had a fab time away! beautiful house and beautiful surroundings. hosts responded efficiently when we needed more logs! just a few minor things, there was only one hand towelbath mat provided per bathroom. main bathroom was perfect but downstairs shower isnt great in terms of pressure and kept going hotcold. oven isnt amazing but does the job eventually, and dishwasher doesnt clean things properly, so we had to re wash and wash everything when we arrived. still did not ruin the holiday at all! however, by the end of our third and final night the hot tub was very cloudy and unpleasant smelling

We stayed here over the May Bank Holiday weekend, we were a party of 6 adults . Just to point out there is one way in & one way out. You also have to cross a field to get access to the property using a gate as there are livestock using the field which needs opening & closing . The property was lovely & clean with a dishwasher which wasn't on the list & an iron & ironing board too. The games room could do with a bit of a clean & the log burning hot tub takes along while to heat up but once heated it good. We had an issue with the down stairs bathroom in that the shower thermostat wasn't working properly scolding hot then freezing cold the next. We did report it but with being bank holiday maintenance couldn't come & fix it. This didn't spoil our break there & we enjoyed our stay & the games room.

We thoroughly enjoyed our stay at the house. It didn't bother us but it should be pointed out in the description for those who want privacy that the house sits on a site alongside another large barn conversion as well as other huts dotted about. The house was very comfortable and clean in the main the sofas needed a good sweep underneath them and there was a blood stain on the duvet in the ensuite bedroom. Bathrooms nice and shiny though. The log burner was great but it should come with a warning that the handle gets extremely hot looking at reviews, I am not the first to have burnt myself. Also, worth noting that the hot tub takes hours to heat to a desirable temperature, and a lot of logs! The sink in the main upstairs bathroom is leaking underneath luckily we spotted the bowl in the cupboard just as it was about to overflow needs fixing. Also, the pillowcase in one of the bedrooms has a tear along the seam which needs stitchingreplacing. All in all, with a few small improvements, this would be 1010 and we would definitely return.

Overall a beautiful cottage in a very beautiful setting. There were some things that stopped it being a 5 star stay. We were disappointed to discover the other properties on site as this was not clear in the listing. We were looking for a whole property in an isolated location, not to have a group of 14 people staying right next door. There is also a leak in the roof in one of the bedrooms, several of the dining room chairs are falling apart and the utensils in the kitchen are lacking and what is there is poor quality.

Beautiful place and we loved it. There are things which could be improved. Provide a heatproof glove when handling the hot tub or log burner as it resulted in one of us burning our fingers badly. There is no first aid box which we needed at this time and no information about it in the handbook on where to locate it if there was on, we did look everywhere for one though. There needs to be slip proof mats or something on the hot tub steps as they are extremely slippery, it resulted in two of us falling really badly with one of us having a bruise all Down their leg. False information about take away delivery services too by a member off staff which resulted in one of our family members having to make a 40mile trip to bring us food as we all had a drink and could not drive.
We've had a wonderful week with family in this lovely property. ..clean, warm, spacious, well equipped and comfortable. The games room and hot tub were a bonus for the darker Autumn evenings perhaps consider a door to keep it a bit warmer. Centrally situated for everything we wanted to do...Snowdon, biking at Coed y Brenin, Llandudno and Llangollen. We would happily return recommed to others
Great property for family holiday. This is the third time we have booked it. Facilities at the cottage are excellent and beautiful quiet location with amazing views. Near to Snowdonia National Park great for activities and sightseeing.

The property was fantastic. There was 7 of us stay and there was plenty of room and was like a home from home. Nice and quite and was good to relax in the hot tub. Zip World Conway falls and carting not far away and visited Conway castle and Llandudno. Lovely house and was clean and comfy.
We have just stayed at the property as a Family of 8. The Building, amenities and grounds of Hafotty Gelynen were beautifully well kept. The Maintenance were more than helpful when it came to requesting more logs for the hot tub. I highly recommend staying at this remote luxury retreat!! The weather was absolutely glorious during our stay too! The only down side due to NO fault of the ownersmanagement is the insects during warmer weather. Many horseflies due to rural location of property so stock up on Insect Repellent for yourself and Family. Other than this.. MARVELOUS!!
Over all property amazing thank you for a lovely holiday. A couple of minor points we didnt find the information until the last day please could it be left on the kitchen table in future? The main bathroom drain doesnt cope with water from the shower..

Lovely property, beautiful rural location and good facilities. There were a few things which could do with some attention, we felt it lacked the luxury feel, a small teacoffee caddy and a pint of milk in fridge is nice to find after a long journey, listing said gas bbq, it was charcoal so couldn't use it on arrival as none provided, spard loo roll in each bathroom would be good. The cottage needed repainting as there was peeling paint in most of the rooms, shower head adjustment in main bathroom was broken and grouting dirty, TV remote in master bedroom is faulty and every toilet roll holder is loose. The games room was dirty, bird muck on floors, windows and seating, the windows were also thick with flies, I appreciate this is open to the outdoors but it had not been cleaned prior to our arrival. This is a fantastic location to stay but just feel it needs that extra bit of polish to warrant the luxury name tag and price.
The cottage was very clean , and the location was very rural and quiet. Would have liked one of the television to have been a smart telly . But this didnt detract from our stay. Lovely cottage.

8 of us stayed this weekend, and it snowed heavily. After seeing previous reviews about being cold i was worried but there was nothing to be worried about! The full house was perfectly comfortably warm, the log fire added extra cosiness. Beds were clean and comfortable. Bathrooms clean. Games room perfect. Lights lit up outside at night looked so cute. We were all very happy.

We were pretty appalled with what we had to deal with when we stayed at this property. We asked for the hot tub to be warmed up and ready to use when we got there. It was freezing cold and took us a whole day to finally get it warm enough to get in. We had zero heating or hot water the entire weekend and when trying to get in touch with the owners who left numbers in the welcome pack we heard nothing back. We were freezing the entire time we were there and couldn't even warm up in a bath or shower. We left early and have been left very unhappy and disappointed with our trip. Will not be visiting again.

We had an amazing stay at Haffoty Gelynen. On arrival the property was spotless, the facilities were fantastic. The only small things I would point out, was the hot tub took a very long time to heat up, we had asked for it to be preheated but the fire had already gone out by the time we arrived so we couldnt really use it until the second day. If you are over 6ft you may struggle with the low door frames. I should point out that these were very minor things in comparison to what was an excellent stay. The road up the the cottage is quite difficult to navigate so we could only really venture out by car but this wasnt really a problem for us. A couple of our guests went for walks but the walk back was quite difficult. We wouldnt hesitate to recommend this property and hope we can return again.

I would just like to thank the owners of Hafotty Gelynen for a lovely stay. We were staying there with my two brothers and their partners and we all had a great time, we didn't want to leave! My two children loved spending quality time with family all under one roof and the facilities were great, they had many games of pool and enjoyed use of the hot tub. The house was lovely and clean and very cosy, the Christmas decorations were an extra special touch for us and added some magic to our stay for the children. Thank you again.
The chair in the kitchen has not been repaired since highlighted in an Oct review and one of our party trapped their finger whilst positioning themselves at the table causing an injury. We secured the downstairs toilet seat that was still loose, just needed a little maintenance. A real shame that we could not use the games room as it was to cold and unheated and would have been great to do so as we had a lot of wet weather. Needs to be made clearer in the house specifications.

Lovely comfortable house however a few things certainly not to luxury standard . . Most kitchen utensils needed cleaning again, for example egg flipkitchen turner still had food on it, yuk, as did the whisk and some cutlery!!! Cutlery was grubby, spoon tray was stained but easily cleanedby ourselves, grill shelf not tray greasy & no egg cups and a distinct lack of glasses considering the house sleeps 8. Great idea to have an extra fridge but the handle is snapped so is a pain to open. Old pair of socks not ours found in ground floor bedroom drawers and thrown away!! Rather nasty!! Nice house but would never return and not to a luxury standard, more like posh Hoseasons. Just as a side note whilst the house is very comfortable the ground floor bathroom size of a cupboard is at the other end of the house to the ground floor bedroom which is not really a problem but not ideal and probably due to the limitations of conversion of an old farmhouse. Its a nice standard of living that the house now enjoys with some lovely views. The outside space at the secluded end is very nice. Sykes photos do show the sides of the converted stablescattle sheds which other people holiday in, they are very close to the front door of this house. If youre looking for seclusion its not for you. Internet wifi when available was good but was not reliable, perhaps just coincidence that it was often not available during poor weather if this is important to you. 34G service is good. TVs are not smart which is rather old technology if you rely on streaming services, possible due to unreliable internet.

We had a great holiday in this beautiful house and setting. Road leading to the house is very tight we were in a minibus, but soon got used to it!! House is beautiful, scenery gorgeous! Sheep like bulldogs, standing in the road! Would definitely recommend!!
Booked this for my mums 60th we had an absolutely lovely stay, we would definitely stay here again. . absolutely gorgeous house and surroundings. Very clean and everything you could need. We were unsure at first with the heating and a lovely man came out within minutes and helped. Couldnt recommend enough especially for larger groupsfamilies.
